How long does it typically take to implement PropKita in my community?
It usually takes about 1 week to collect all the residents' data from property management to pre-register all residents in the community.
How do I access PropKita on my smartphone?
You can download PropKita directly from the App Store, Google Play Store, or Huawei App Gallery.
Does PropKita keep a record of visitors?
Yes, if the visitor is registered by a resident. All visitor records are stored in the Visitor Management System (VMS).
If I have multiple units in the same neighborhood, can I manage them with one account?
Yes, you can. You can select the property from the "Your Property" section.
Can I deactivate my tenant's account?
Yes, the tenant account can be deactivated through our PropKita CMS.
Can PropKita be used on any iOS, Huawei or Android smartphone?
Yes, it is compatible with iOS, Huawei and Android devices.
What should management do if a PropKita device is lost? Will the information be exposed?
We can remotely deactivate the VMS device if it’s stolen or lost. No information will be exposed, preventing any data leaks.
Who can use PropKita?
All residents, including both owners and tenants, can join PropKita.
What are the benefits of using PropKita?
PropKita offers a user-friendly interface, supports diverse properties, provides 24/7 CMS access, features passwordless registration, and allows property managers to operate and manage properties from anywhere, at any time.
What happens if some residents in my community choose not to use PropKita?
They won’t be able to make payments, bookings, or defect reports, and they will miss out on the convenient features provided by PropKita.
How do I activate my account?
Sign up using your email and phone number.
How do I add a family member or tenant?
Ask them to sign up for PropKita. Owners can manage tenants, and family members can sign up with the same address.
Can a tenant add another tenant?
No, only the property owner can add tenants.
How do I change my email address?
Please contact the PropKita CMS to update your email address.
Do tenants and owners share the same access in PropKita?
The accounts are different, but they share the same features and access to the same unit.
STRATA
Strata communities.
Apartments, condominiums and landed strata developments. These answers cover the Strata Management Act framework in Peninsular Malaysia and Labuan.
Can a landed housing development be Strata?
Yes. Strata includes land parcels as well as apartments. Check your title and development documents; a terrace house or bungalow is not automatically Non Strata.Source:KPKT strata handbook
Who manages a Strata property's shared areas and security?
The developer, Joint Management Body (JMB) or Management Corporation (MC), depending on the management stage. Their duties include managing common property under Act 757.Source:Strata Management Act (Act 757)
Do Non Strata consent thresholds apply to a Strata scheme?

How are additional security and access by-laws approved?
Sections 32 and 70 allow the JMB or MC to adopt additional by-laws by special resolution. They must be consistent with the prescribed by-laws.Source:Strata Management Act (Act 757)
Can an owner opt out of maintenance charges and the sinking fund?
No. Act 757 requires owners to pay the applicable charges and sinking-fund contributions. These are statutory obligations, unlike voluntary participation in a Non Strata residents' association.Source:Strata Management Act (Act 757)
Can management deactivate a defaulter's access card?
Third Schedule by-law 6(4) permits deactivation after the prescribed 14-day notice period expires with payment outstanding. It provides for assisted entry or exit using a defaulters' register, rather than a complete lockout.Source:Strata Management Regulations
Do Strata by-laws apply to tenants and other occupiers?

Where can residents raise a Strata management dispute?

NON STRATA
Non Strata neighbourhoods.
Landed housing with individual titles, including guarded taman perumahan. Examples cover Kuala Lumpur and Selangor; use the conditions issued by your own PBT.
What is a Non Strata guarded neighbourhood?

Who applies for approval to establish the scheme?
A residents' association registered with the Registrar of Societies applies to the relevant local council (PBT). Residents' agreement alone is not a council permit.Source:PLANMalaysia non-strata guideline
How much resident consent is needed in Selangor?
The LPHS framework uses 75% consent for manual barriers and 100% for automatic access cards, subject to requirements set by the relevant PBT or land office. Confirm the threshold for your council and proposed system.Source:Selangor guarded-community policy
Are the consent requirements the same in Kuala Lumpur?
No. PLANMalaysia's reference guideline uses 85% consent, but the applicable conditions depend on your local council and proposed access system. Do automatic boom gates and access cards need separate consideration?
Yes. Selangor's framework sets a higher consent requirement for automated access. A manual-gate approval should not be treated as permission to switch to an automatic system.Source:Selangor guarded-community policy
Can residents who do not join the scheme be denied entry?
No. Non-participating residents must be allowed to reach their homes at any time. Joining the scheme cannot be forced through a gate lockout.Source:MPAJ guarded-community guideline
Can guards prevent public access to roads and shared public facilities?
No. MPAJ requires access for the public and authorities to public roads and facilities such as open spaces, surau and halls.Source:MPAJ guarded-community guideline
When can a boom gate be closed?
MBPJ's guideline normally permits manual-gate operation from midnight to 6am. It allows consideration of 24-hour closure with guards continuously available to open the barrier. Follow the hours in your PBT approval.Source:MBPJ guarded-community guideline
Are separate resident and visitor lanes required?
MBPJ considers automated access with separate resident and visitor routes and 24-hour guards. This is a council-specific condition; check your own approved layout.Source:MBPJ guarded-community guideline
Can a guardhouse be built before approval is obtained?
No. Construction needs the relevant approval. A permanent guardhouse on a road shoulder may also need a Temporary Occupation Licence from the land office.Source:PLANMalaysia non-strata guideline
Where can a guardhouse be placed, and how large can it be?
MPAJ specifies a road-shoulder location without traffic obstruction and generally a 6ft by 8ft size, with alternatives subject to consideration. Use your council's approved dimensions and location.Source:MPAJ guarded-community guideline
Can we add speed bumps or an entrance arch?
MBPJ requires speed bumps to follow its specifications. An entrance arch needs a separate planning-permission application and technical approvals; scheme approval alone is insufficient.Source:MBPJ guarded-community guideline
Can we fence off the whole neighbourhood?
Perimeter fencing that blocks access is generally prohibited. The PBT may consider fencing for specific safety hazards, such as a large drain or highway.Source:PLANMalaysia non-strata guideline
Can guards demand or retain a visitor's MyKad?
MPAJ prohibits taking or demanding identity cards. Its guideline instead allows recording names and vehicle registration numbers.Source:MPAJ guarded-community guideline
What access must be provided for emergencies?
PLANMalaysia specifies at least two entry and exit routes for emergencies. This is distinct from separating residents and visitors into two lanes.Source:PLANMalaysia non-strata guideline
Are there requirements for the security company and patrols?
The appointed security company must meet KDN requirements. PLANMalaysia's guideline also prohibits using dogs for patrol and guard duties in the scheme.Source:PLANMalaysia non-strata guideline
Is approval permanent, and does the permit need to be displayed?

Do residents need to be notified about the application?
Yes. MPAJ requires notification to neighbouring communities through a banner or other notice within 30 days of submitting the application.Source:MPAJ guarded-community guideline
Can every landed neighbourhood become a guarded scheme?
Not automatically. Council assessment includes road connections and shared public facilities. MPAJ restricts schemes with connecting neighbourhood roads or shared facilities in the approved layout.Source:MPAJ guarded-community guideline
What happens if a guarded scheme is cancelled?
The association must notify the council. The national guideline calls for removing the scheme's guardhouse, barriers and relevant fencing to restore the original condition.Source:PLANMalaysia non-strata guideline
